The project
In the heart of Ghent, the Hoogpoort–Donkersteeg project brings together living, retail and leisure.
The development connects two vibrant city streets through a continuous commercial plinth at ground level, providing space for a variety of retail units. Underground, practical facilities such as a fitness area and bicycle storage are integrated into the design.
The upper floors accommodate 17 residential units, including five compact studios on Donkersteeg and 12 spacious apartments on Hoogpoort. A landscaped rooftop garden above the commercial space offers a peaceful green retreat amid the lively urban setting.

The works
The construction site is located in a complex inner-city setting, surrounded by historic buildings and narrow streets. Two existing buildings on the site are partially preserved and integrated into the new design.
This combination of renovation and new construction requires a careful and considered approach, with close attention to heritage value, logistics and timing. Despite the challenges of building in a busy city centre, the aim is to achieve a harmonious result in which contemporary comfort goes hand in hand with respect for the historical context.
